Working in the real estate industry over the last few decades, we tend to fall into a rhythm, and lose sight of the stories behind those transactions. Some folks are gaining new homes, some are losing homes. Some people are moving on in a new adventure in their lives, others find themselves picking up the pieces of a life that was. We get caught up in the process of closing the transaction and moving forward with the next task in front of us. God has a subtle way of bringing situations before us, and using our talents to fulfill his miracles in ways we sometimes fail to see on our own. The Father has a plan, and we forget to even realize our work experiences and life lessons prepare us to apply ourselves in his great commission without warning.
One such example of God’s plan in our lives came before us in mid November. Our firm, like most in the Smoky Mountain real estate area, handle many different types of transactions. We work with residential and commercial sellers, investment clients, overnight and long term rental properties, and occasional foreclosure auctions. While keeping a close eye on upcoming property auctions, a name on one of the properties rang a bell. He had once been a subcontractor on a few projects we had worked together on many years ago. He had since passed away, and his widow was now facing ceding the home they had built together to foreclosure. After investigating the situation a bit further, we could see a very good opportunity to apply our knowledge, as well as our network of realtors in the area to aid this widow. With the property going into foreclosure, she would have had to walk away from the home they had cherished for so many years without anything to show for it. A quick evaluation of the debt commitment to the bank seemed to offer a reasonable expectation of finding a listing price that would still make the property very attractive to any buyers out there. One thing that has been constant over the past few years, Sevier County is in a very strong seller’s market.
All of the conditions were coming into place to bring another divine miracle into someone’s life. We were able to successfully negotiate an extension with the lender, allowing the widow to list her home on the market. Within a few days, one of the realtors here in the Great Smoky Mountains Association of Realtors contacted us to show the house. It turns out the realtor’s father was seeking a home, and our listing was absolutely perfect. Within two weeks of listing this home, we were able to have a closing scheduled, with a signed sales agreement that worked out perfectly for both the seller and buyer. Our client was able to walk away from the sale of her home with over $45,000 in cash equity, above the lending obligation. It is always painful to leave behind such a treasured living space, with so many special memories. But with God’s blessing, and our unwitting complicity in his divine intervention, the pain was greatly soothed by providing our client some funding to start the next chapter of her life. When we relent our souls to His hands, the Father not only brings blessings to us, he allows us to be a valuable tool in blessing so many others! This miracle has opened our eyes to applying our skills, and being open minded to hearing His call in actions large and small.
